This review is not about property management — it is about Jack, our on-site manager, and Angela. When my kid accidentally locked the bathroom door late at night, Jack was actually out for the evening but still drove back to help us. He and Angela resolved the problem by 11:20 PM. We were so grateful. But the story doesn't end there. Two days later, Angela visited our home and brought gifts for our kids — coloring books, reading books, and small toys. Our kids were so happy. Jack and Angela went far beyond what anyone could expect. Their kindness and warmth made our family feel truly welcomed in our new home. We will not forget this.

I moved into an apartment in April. It was not cleaned before move in unlike just was told. I also needed several important maintenance items handled and have not been able to contact or receive updates from the property managers even after contacting multiple times. Communication needs to be better on that end.

The property manager Laura Hoot is unprofessional. I was explaining to her a problem, and she said “ if you talk over me, I will hang up on you!” This is totally terrible customer service! Do not recommend! More interestingly, my email sent to her which is about the actual issue was never answered. Yet she quickly respond my email about her attitude, even in the night time. Shouldn’t you focus more on handle the actual issue ? As expected this lady never said sorry about her attitude and she never let me finish my talk.

It’s a very difficult management company to get a hold of. I had some questions I needed answered before providing them with all my bank information & all I got was an automated email telling me to fill out the application. That’s is NOT good customer service. If you treat your potential tenants like that, I can only imagine how it would be to actually be a tenant. No thanks.

We completed a fire sprinkler service for Beven & Brock Property Management (Invoice #2005 and #2029, dated July 23, 2025) at 111 S Oak Knoll Ave, Pasadena, CA. The work included sprinkler head replacements, gauge replacement, and related services, performed fully in compliance with NFPA 25 fire safety standards. Despite the service being completed and documented, this company has not fulfilled its payment obligations. Their manager promised us three different times that payment would be made. In the end, only a partial payment was received, and the remaining balance has been left unpaid for more than two months. Because of this, we are now forced to hire a lawyer and prepare legal action. If this is how the company handles financial obligations, one must question how seriously they handle the safety of the residents in the buildings they manage. A property management firm that shows disregard for agreements and accountability may very well demonstrate the same disregard for the condition of its buildings. For the sake of tenants’ safety and trust, we strongly advise caution when dealing with Beven & Brock. This type of behavior is unacceptable and damaging to small local businesses like ours. We strongly advise other contractors and vendors to be cautious when entering into agreements with this company, as they do not honor their payment obligations. — FireProTech Dear Beven & Brock Team, We would like to acknowledge that after a long delay, someone from your company finally reached out to us and the outstanding balance has now been addressed.
